Challenges

North Valley consists of two (2) office buildings on Northwestern Highway and 13 Mile in Farmington Hills, that Friedman began managing and leasing in 2008. When management began, the properties were in need of interior and exterior renovations. The buildings were barely visible from Northwestern Highway as the trees and landscaping were overgrown.

Solutions

Friedman completed landscaping upgrades which involved the removal of dead and overgrown trees. Remaining trees and shrubs were groomed in an effort to enhance the visibility and the appearance of the buildings, along with parking lot repairs, corridor renovations, lobby renovations and restroom renovations. In addition to renovations, Friedman’s management team focused on improving the quality of service for tenants and service needs.

Results

Friedman was successful in maximizing the value of the buildings, increase tenant retention and continues to see steady occupancy growth.
